Mortgage Rates Update: November 5th, 2026
The mortgage market for the week ending November 5, 2026, demonstrated a continued easing in consumer borrowing costs as primary rates tracked downward alongside falling benchmark yields. As an experienced economist tracking capital market spreads, I observe primary lenders passing along relief to homebuyers, though they continue to maintain an expanded margin buffer. While the benchmark 10 Year Treasury Note rate dropped 14 basis points to 4.84%, the 30-year fixed mortgage rate fell by 6 basis points to 7.18%.
Because Treasury yields declined faster than retail mortgage rates, the primary market spread expanded by 8 basis points to 234 basis points. Consequently, our safety cushion above the long-term historical average of 168 basis points grew to 66 basis points.
Upcoming releases:
Next jobs release is November 6
Next inflation release is November 10
Next Fed meeting is December 9
Key market metrics are:
The 30 Year Fixed Mortgage Rate fell to 7.18 percent.
The 10 Year T-Note Rate dropped to 4.84 percent.
The Current Spread expanded to 234 basis points.
The Safety Cushion above the historical average is 66 basis points.
For a 100,000 dollar loan, this week's rate reduction lowered the monthly payment by 4 dollars to 677 dollars. Primary lenders retain significant spread buffers to protect against broader financial market fluctuations.
