Mortgage Rates Update: October 15th, 2026
The mortgage market for the week ending October 15, 2026, demonstrated classic sticky primary pricing behavior as consumer borrowing rates remained steady despite falling benchmark yields. As an experienced economist tracking interest rate transmission, I observe the classic rocket up, feather down phenomenon in full effect, where primary mortgage rates are quick to rise alongside Treasury yields but hesitant to follow them lower. While the benchmark 10 Year Treasury Note rate dropped 12 basis points to 5.10 percent, the 30-year fixed mortgage rate held unchanged at 7.40 percent.
This divergence expanded the primary market spread by 12 basis points to 230 basis points. Consequently, our safety cushion above the long-term historical norm of 168 basis points grew substantially to 62 basis points.
Upcoming releases:
Next jobs release is November 6
Next inflation release is October 14
Next Fed meeting is October 28
Key market metrics are:
The 30 Year Fixed Mortgage Rate remained at 7.40 percent.
The 10 Year T-Note Rate fell to 5.10 percent.
The Current Spread expanded to 230 basis points.
The Safety Cushion above the historical average is 62 basis points.
For a $100,000 loan, the monthly payment held steady at $692. Primary lenders are holding onto wider profit margins to insulate against volatile secondary market conditions.
